There are several different types of waterfront property. They fall into homes on the beach, bay, canal, river or lake/lagoon:
- Beach front or Gulf front - property located on the beach along The Gulf of Mexico will be the most expensive and sought after of all the waterfront properties.
- Bay front - property situated on the intercoastal or Sarasota bay. Some of them have wide expansive views of the bay while other may look at mangroves not too far off the shore. Bay front land may or may not accomodate boats. There are some areas of the bay that are too shallow.
- Canal front - property located on a canal that generally lead out the bay and Gulf of Mexico. The best canal front property has no bridges out to the bay so they can accomodate larger boats. Some canals do not lead out to the bay and gulf.
- River-Creek front - These apply to Phillippi Creek in Sarasota, Manatee River in Bradenton or Myakka/Peace River in south Sarasota county. Depending on where the land is located these usually lead out the intercoastal and ocean.
- Lakes/Lagoons/Bayou - this generally refers to any property sitting on a body of water that does not accomodate boating.
